Nice-lookin' pad. I'd have to get used to that color, tho. :smokin:

What would it list for if it sat on the water?

My buddy just bought a camp on the Tchefuncte River in Madisonville. It's an old two-story house sitting on 3/8 of an acre lot. He paid $825k. He's done nothing but work on the camp since the purchase. The lot is pretty but it ain't that pretty. The house itself is probably worth no more than $150k.

Thanks. Nice place should sell quick.

If it is above flood elevation, then flood insurance will not be high.
If you buy then have to get new insurance, wind and hail will not be in the homeowners. It has to be bought separate.
My little sister pays $5K and my older sister pays $6K per year for flood, homeowners and wind/hail insurances. One is in Cameron, the other is in Creole. Both above flood elevation. Older sisters house survived both Rita and Ike with little damage.

I have companies that will write wind/hail in Cameron parish in one package. There is only one company to my knowledge that will write elevated structures currently and I have a contract with them so give me a call if you are in Cameron Parish.
