Most of the good ones are in Lafayette or Baton Rouge. Get with Pox, I'm sure he can get you lined up with someone.

My house was 5$/ft on the total sqft under roof and that was discounted from 8$/ sqft! But that is 20+ pages of plans all interior cabinet elevations ect

fishinpox 07-24-2013 11:52 AM

talked to a couple in BR. talked to ML murphy in laff today. Wanted to try and find someone closer than BR, but will drive there if i have to.

Pox, was trying to stay under $3000. Can't find any stock plans with exactly what i need. Is Steve Madden a reputable designer around baton rouge?

I will be looking for one in a year or two. We bought three acres off Choupique Rd near Gum Cove Hwy. Less than a year now to pay off our housenote. We have plans picked out, but we want the dimensions expanded slightly and one or two tweaks. Also, we don't know how much it will cost to build.

Micheal's custom plans are 3.50sq ft under roof is a little pricing for me. About $17000 for my plan.

Madden home design. Found them on the Internet. Nice stock plans, just a haul to talk to them, Denim springs is the loc.

Can't look at them online, have to make appt and go to laff

Ed32 07-24-2013 08:07 PM

I recommend going to Murphy. I buy plans from him often and he has a good selection of stock plans at reasonable prices. He also is reasonable on modifying them.

I bought a book of I think 25 plans from him for $50 a while back. It's just some 8x11 sheets with the floor plans and front elevation on them. They sell it by the sq ft size. 1000-1500sqft houses, 1500-2000sqft houses, etc.

weedeater 07-24-2013 08:59 PM

Kabelhouseplans.com has a decent selection also...

I used half of one of their plans and half of a Madden house plan for my current house. I printed what they had online and took them to a ar****ect and then we started from that making all the changes wanted...

meaux fishing 07-24-2013 10:14 PM

This is a little off topic but what is the average cost per square ft for a finished house? Somebody told me $120, I was just trying to see how accurate this was

fishinpox 07-24-2013 10:25 PM

It all depends on what you want , generally the homes I build start at 150/sqft and have gone as high as 265-275/sqft w/o land

the area you build in or buy in has a bit to do with the cost also... I sold my last house for around $115 a sqft where as other around me were listed and selling under $100 a sqft but the house I am in now is just a few miles further and it would cost someone dearly if they bought It right now but I have alot more custom work in it.

bob you can self contract for alot cheaper than 120 if you don't go overboard on inside. I did mine for around .50 without land. I have custom cabinets granite. I did stained concrete. I did all my electric my self though. I called every order and priced lumber. Lumber yards didn't like this at all but oh well. I will help you in anyway if you have the time to do it. I did and it saved me alot but i will never do it again contractors earn there money believe me.

i didn't, but for one of the firms mentioned above to draw you a custom 5000sqft house thats what it would cost. So i assume there are a few people paying that.

papap 07-25-2013 12:16 PM

I drew my own plans, then took them to someone to make blueprints. Cost me $40. Then I hired my older brother to black it in. I then did all the inside. Plumbing, wiring, cabinets,Finnish concrete. Save a bunch.

yes but its not just home plans,. i build extremely high end homes and these plans are so detailed that they act as a part of my contract . the blueprints i build from are detailed down to the brand of door knobs, the shape of the door hinges , all interior elevations for cabinets, they are not a 8 page set of standard plans. they are 100% custom plans that will never be resold to anyone that have layers and layers of detail usualy 20+ pages . these are not cookie cutter homes. they start at 150.00/ sqft cost of construction to 300.00 / sqft cost of construction this is not including land .
