After nearly 7 years we are not using our Camp much at all. I have made the decision to let it go.
The camp sits on (2) Lots, 50X150 each. It is set on the water on Joe’s Cove at the end of Joe Dugas Road.
The LEASE is $1200/Lot per year. Total $2400. It can be paid monthly to the leasee. (I am not the Leaser)
Lot#1 has a 40X72 ft. building for 2 RV’s and a covered elevated porch(Approx. 28 X12) overlooking the bay.
Building is braced and cross braced and cable braced and has tie downs as well. You can drive through the middle of it with boat and truck. No Backing up!!!
This lot was built up with 12 inches of limestone and covered with grey granite rock.($4000 in base materials and Rock)
Lot #2 has a 4 stall boat storage(2 stalls are concreted), 24X32ft deep built in 2011. Restroom inside building and fish cleaning station.
Total building as about 40X32 deep- 2 stalls on the left are only 20ft deep.
Camp price is $37,500 for the buildings, rights to both leases and all infrastructure…..City Water, sewer system is in place and permitted, satellite dish is all existing.
It took 2 years to build this camp. You need to see it to understand the complexity and amenities it has.
Pricing for RV and Ice machine. I want to sell RV as part of the negotiated package price. I can keep the ice machine if you are not interested.
RV is a 2007 Wildcat 32ft- $13,500-Reese 15K# hitch included.(I prefer to sell RV as a package deal with the Camp)
Hoshizaki Ice Machine is(Approx.) 1000# a day with a 1000# bin. 3 years old. Seldom turned on. $4500.
