Duck Lease Southwest Louisiana
 
Hey guys I'm wandering how hard it is to get into a lease for next year in Pecan Island, Grand Chenier or some other area in the Southwest Louisiana Marsh? What other areas in Southwest lousiana is land leased out other than Pecan Island or Grand Chenier? that is the only areas i have really heard of that marsh land is leased out for duck hunting. Im seriously looking to get into a lease somewhere in that area next season and will pay top dollar for it. How hard do you guys think it will be for me to find something like that in these areas and how much am i going to be paying? thanks guys and god bless and if anyone has any information on any land over than way pleas email me at curveball257@gmail.com

like my dad says if you half to ask you cant afford it.no you will be hard pressed to find one then if u find one why are they getting rid of it thats the question.

I agree it is really hard to get one on GC or PI. Unless you know someone with a lease already or if you have really deep pockets don't count on finding one. People just don't give them up. Every once in a while someone may loose there lease for doing stupid things. But that doesn't happen very often.

...and when they do, there is a long line of people waiting to gobble it up. And it's usually a brother in law deal to get it. We are always looking for more land to lease there

For 60k I can get you 5 blinds in the Marsh on a 5 year lease (@ 60k per year)

you can lease land for 5 year terms from Cameron parish school board. Not sure if vermillion parish does it too??? Contact the parish school board and they will get you in touch with the right person. I think Jeff Davis parish leases out land too?

You can be prepared to pay anywhere from $10-30 K for a section of land in Cameron parish, maybe more in vermillion. Also call Miami corporation and put your name on the list. If you are lucky one of your great grand kids may get called one day!

Serious question.

I'm in college and hunt family land as of now. Mediocre at best. I've thought about leasing in the gueydan area once my career is in swing. Is this out of the question or what? I know it's expensive but are there even leases to be had?

Same as with the marsh... Every once in a while a good lease will pop up. But it won't be cheap. There are always people trying to lease land but it usually isn't worth hunting

Well guys I can tell from experience about bidding on school board..

There was a 485 acre section coming up this past spring... The people who had it the last 5 yrs were paying $7,300 a yr..

Well I got 3 other friends to come in with me.. We double the bidd to $15,500...

The orginial leasee had one of this members bid against him.. It was $33,000/ yr..

The leasee bid $37,500 to keep it..

I speak to him after the bids were open..He said they had 6 blind on the lease..

So @ $7,300 All 6 members were paying 1,600 a yr.. The little extra was for decoys, gas for a common boat etc...

Going from 1,600 to about 6,000 a yr is huge...

SO that's the story about bidding on school board leases...

A few years ago I had the opportunity to bid on 450 acre section of school board near freshwater city. The previous 5 years they were paying 5000.00 a year I bid 6500.00. After all was said and done i found out the previous lessee had built a camp on the property and they doubled my bid to keep it. Ironically I was told we were the only two people who bid, thing that make you go HMMMMM! All about who you know.

While I am not a math major, $77/ac for 60 days of hunting seems outlandish and possibly ludacris. If you have the means to spend that kind of chedda it would be more profitable to form an LLC with several members and purchase property to hunt. Maybe someone here can do an amoritization to determine break even vs renting?

The issue with that is finding land small enough to afford. I am not in a position to buy 9,000 acres of marsh land for $20,000,000, I suspect most of our members aren't either.

Buy some land up where I'm from. You can OWN good duck and deer land for less than a one year lease down here!

I agree it is nuts....to me it would make more sense to go on guided hunts or learn to hunt public.

Are you serious?? 9000 acres for 20 mil??? That is ludacris!
