I had property and camp on Toledo Bend until I sold it last year and uncle same situation.
1. How many times you use it versus cost of ownership (property taxes, insurance, electricity, gas/propane, water)
2. Cost of upkeep especially summer cutting grass weekly.
Toledo Bend 4 hours one way for me and long way to go.
If I lived closer to Toledo Bend then it would not be as big of a deal.
Then up keep on the house, someone breaks in 4 hours to go immediately to repair door damage, tree falls on place same thing.
3. I got a real good price for my place after improvements and don't look back selling it.
Uncle did the same thing due to if you look at usage versus cost it didn't add up.
4. Took away from fishing time when I would go to Toledo Bend which is another reason why I was glad to sell it.

My uncle and I both had camps at Toledo Bend and we found cheaper to just get a trailer and pay a park monthly rental fee.
