My take is rental properties are the best investments out there. In a good location of course. I have a couple and wish I had the funds to get more. They can set you up for a comfortable retirement.

I've been trying to break into the rental game here in Lafayette for a while now. It's pretty frustrating to say the least. Seems like the agents get first pick at the good stuff in the good areas and then the public gets what's left. Good luck with your new investment.

I've been having rental properties for 3 years and have no complaints. The key is to find a handyman that can fix pretty much anything for a reasonable rate. If you have to hire pros to fix the ac, plumbing, etc. it's going to be expensive. I have a buy and hold strategy where i am not making much positive monthly cash flow now but when paid off they will. Also, from personal experience and what my real estate friends tell me houses have far less turnover than apartments. But apartments are cheaper to buy or build so it's kind of a trade off.

I still have a lot of digging to do as far as permits and things along those lines but lol the feedback so far is what im looking for

Just buy some C cans and put a bed in em. They got an idiot trying to build a park of those in westlake.

Your better off buying older homes, doing repairs yourself, & renting. Best investment on return for your money. If your in Lake Charles, you can rent a fairly nice 3 BR 2 b house for 1200/1500 per month easy. Be on lookout for the older homes, there are plenty that can be bought, just be careful of homes on piers, check it out close, plumbing, termites, electrical.

My buddy buys section 8, vets the tenants and only buys the ones that have older people in them for a long period of time.

That would be nice, but renting it out would be another issue... that place is water access only

Another thing don't rent to section 8 unless your ready to remodel home between tenants!

That's why you buy section 8 with a tenant that has been in there for years and will more than likely be there for a long time.
Not everyone on section 8 is young and on crack. I bet people in here have a grandmother on here that lost her husband or grew old without a spouse, and lives in section 8 housing... |
