Termites!
Has anyone had this happen to them? Is the treatment successful? They will have me on a contract for $125 per year for an annual inspection and treatment if necessary. It runs for 7 years then I have to re-treat at current market price. Does this price sound about right? Or can I shop around and get it cheaper? Good news is that due to the refinancing we are saving $510 a month on our note! |

I pay $150/yr to have my house treated. Former owner never had it treated and, they never had em. I don't have that luck so, I went for it.
I think first round was like $500. They had to drill holes and the likes. Half of what you are looking at but, I didn't have a termite issue either. Get it treated! |

Termite Treatment
The finance company is probably gonna make you treat it before they fund the refinance, and thats a good thing.
J & J are good people and they will get rid of the problem, however I am not a fan of the yearly contract. They usually only inspect once a year and retreat if they find termites. With a little knowledge you can inspect as well as they can. The termite contract is like paying insurance and I hate insurance. Just my opinion or course ! |

Oh, I am definately going to have it treated and will go with the yearly contract because if they find them boogers again they treat for free. I was just wondering if the quoted price was fair or too high? Oh, and they have to drill holes in front of my garage, in front of my entrance and around my back patio.
Bank will definately make me treat prior to closing the loan. Just when we get a little bit ahead in life WHAM! |

Price is about right, lots of competition in the termite treating business so prices all stay about the same, you could probably save a little but I am partial to J&J

Read the fine print. Even if under contract and you get damage they might not be liable for repairs and I don't think homeowners ins. covers it.

I had a friend that worked for the Dept of Ag and his job was to follow up on complaints. He had some not so good things to say about * & *. Prior to this, my in laws had them come out to inspect their home before they bought it. This company said they were good to go. Needless to say, the house had termites and the homeowner had to find someone else to treat it before they could buy it.

Scuba make sure that they use termador it's the best on the market and the price is about right it goes by linear feet. Hope this helps you out

Price about right. Most use thermador. They should make a trench all around your house and put treatment. Where the termites at, they can either drill outside, or make small holes from inside and treat. I do not think any of them sell contracts that will cover repairs anymore. I have one with Orkin, that does repairs, old contract, but they take care of my house very good. Same thing, found some behind a gutter downspout at ground level, they retreated no cost, 40' across, and put small holes in closet where they were located, and treated there also. The only thing that would cost you more is if you had them drill through your slab where you have pipes coming through and around tub fixtures. Sub-terrain termites are not deep, generally only about the first 6" of ground around your slab if you have them. That is why they tell you not to disturb the ground around the slab after treatment period. Which usually occurs when people are doing new landscaping.
The biggest problem you could have is formosan. When they swarm, if they get in your house, which they generally do, if they find water leaks, you will have problems. Only two will start a colony, one becomes a queen, lays eggs, and when hatched, she designates whether they are a worker or a soldier. They multiply fast. So make sure you don't have any leaks anywhere in or out side your home. |

I pay .09$ / sqft to have dirt treated prior to pouring a foundation.

I heard the formosans is the reason they cant give you the iron clad gaurentee like they used too. They said formosans can tunnel into your house or fly in and start up a colony so the trenching doesn't always stop them.

J and J wanted to drill holes thru the porcelain tile and wood floors inside our house to treat the entire slab .
I declined and no longer have "100%" coverage in case of infestation... The house has been with them since new and is 16 yrs old. They did do the perimeter trench and drilled outside thru carport and patio for around a grand at renewal if I remember correctly... We remain under contract, for what its worth, and they inspect yearly... Hydro |

Termidor Liquid, bought it at my local feed store.
It may not have been termidor but I bought the poison at the feed store. |
