considering buying a small piece to duck hunt on........what do think is the best way to find it.....??

Been googling and can find a few......but what about the forclosure pieces or tax default pieces?

What do you guys think a "minimum" size would be??

The easiest would be a realtor who specializes in rec property. IMO, it would be harder than day trading stocks to find a particular piece of property in a specific area. What's your budget? The amount of property is relative, figure 100 acres min and from there the sky is the limit (play the powerball)! Finding a worthwhile piece of property will be close to winning it since those with the inside track buy them before anyone else knows they are forsale. A friend of mine has purchased several small farms in jeff Davis parish for reasonable money but he knows errybody. Figure out where you want to hunt and either search the court and assessors records or hire a realtor in that particular parish to help. Good Luck!

A friend of mine did the same thing... got tired of leasing land and ended up buying 75 acres that already had a well on it. What he does is lease his land to farmers (a little more technical than by the acre) but the amount he makes off of the lease covers over 50% of the yearly note... if not more.

Typical rent on farm property is 1/5 of crop. Finding something you can kill birds on..... Priceless.

That's the kicker.

My grandfather in law has 150 acres near iota, half rice and half crawfish with 2 pit blinds. I thought I married into heaven, but that place does not hold ducks or attract ducks at all. I've hunted every condition there and they just don't even fly around there, period. My BIL and FIL told me don't waste my time, but I said they were crazy "no way there's no birds!" Well, it's been hunted since the 90's and all have failed.

Gotta make sure the land is right, rice and water doesn't mean birds...

We do whack a bunch if doves out there though.
