I saw a dozer clearing a waterfront area near Dugas the other day. As far as waterfront real estate with boat lifts or a pier constructed with lifts, the costs are unbelievable. Not as profitable as it may seem. But, a nice marina with bait, fuel, and a cafe sure would be nice!!

Please don't build any more launches or marina's on the West side. There's too damn many Texans on Calcasieu already.
