I've been having rental properties for 3 years and have no complaints. The key is to find a handyman that can fix pretty much anything for a reasonable rate. If you have to hire pros to fix the ac, plumbing, etc. it's going to be expensive. I have a buy and hold strategy where i am not making much positive monthly cash flow now but when paid off they will. Also, from personal experience and what my real estate friends tell me houses have far less turnover than apartments. But apartments are cheaper to buy or build so it's kind of a trade off.
