Still cheaper than Grand Isle...........and you guys don't have the Quaker State option.

I wonder just how much all the oil stuff will affect the value of camps in the affected areas?
Condo's in Alabama?
Florida?

I'd rather drive BR to BL than BR to Venice hands down, espically pulling a boat.

I live on the East side of Big Lake at Heberts Marina. There are a few affordable lots left in the subdivision I live in, they went up this year to 40k, they are about a half acre in size. They are a few hundred yards from the lake and are very private, one way in , one way out. There are 5acre tracts on the lake side south of the marina, those are in the 250k range. Thats about it for lots. Just about everything out here is camps and they rarely come up for sale, when they do the ones that are in the affordable range say 175 to 250 are usually sold before the end of the day. Since the last two hurricanes we faced just about all the older camps have been rebuilt and raised above flood plain, the others were torn down. Your best bet would be to buy one of the available lots left then build. Restrictions are not that bad, you could build you a nice camp in the 200k range with the cost of the lot. The drive from Heberts to Baton rouge is about 2 1/2 hours.
