Default any lake charles roofers?

after signing a contract on my house to sell the buyer's inspection came back saying i need to replace the roof. Anyone know any good roofers in lake charles? would really like to just put a big azz tarp over it and call it good since im sellin it, figured "as is" would implement that its there responsibility but boy was I wrong.

Doubt it Charlie, roof came up on inspection and reports to mortgage company will be a no go until it is fixed.

tried to knock it off the closing cost that i agreed to pay for the girl, but she doesn't have the money to come up with the closing. I am thinking about just doing it myself this weekend. If I have to pay someone to do it i think it'll be going back on the market for a higher price to cover the cost of the roof. josh pm me your number again, I dont think i still have your number.

The buyer's ordered the inspection. Why does the mortgage co need to see it? Is that required by the mortgage cos now?

Buyers are the mortgage company until the person buying the house pays them off. This is probably a HUD loan with very little down through another gov't program. If you do not put enough down there are plenty of hoops you have to jump through.

Same thing that started the "Mortgage Crisis", zero document loans, ect.

Mortgage company's dont order it, they order an appraisal. Shawn, id go with option 2......roof it and put it back on the market.......

I'd let the buyer know up front that the cost of the roofing job will reflect on the cost of the sell. You had in your sell statement that it was "as is" for the price quoted, there for any added expense for satisfaction to the buyer (morgage) should go up with added cost.

prob is...its hard to get a loan these days on "fixer uppers" or houses that need repairs...they are requiring all repairs to be made before they hand over the cash......i'm trying to buy a house right now and i just got told this by 2 banks and i have excellent credit....

i just received my pre-approval letter a few mins ago from my bank....here is what it said..

"***** Please note that subject property cannot be subject to any repairs. Any repairs need to be 100% completed prior to closing.*****"


which sucks cuz the house i am looking at needs repairs lol...if anyone knows a bank in swla that will lend to someone without this crap ..please let me know.

you going to have to use a local bank with people from your area......this is what i did. interest rates will be a little higher then when you get it finished refianace it is alot easier to refinance than to do it the first time

I'm a mortgage loan officer. Banks ussually do not require an inspection only an appraisal. If the appraiser mentions the roof needing repair then the bank will condition for a roof inspection. Another time you will be conditioned for a roof inspection is if you are doing a gov't loan and the house has what the appraiser calls a "flat roof." sometimes it is only a patio cover but they will still condition for it.

What I would recommend doing is increasing the sales price to cover the cost of the roof. Your contract probably states that if the inspection uncovers repairs exceeding "x" dollar amount, the contract is to be renegotiated.

I haven't been on here in forever.
Shawn, I just had my roof redone because we are putting our house on the market, I used Barry Mcmanus out of Ragley, good crew and a good job, also his quote came in about $800 less than the others.

AS IS is a thing of the past.... Disclosure statements ended that, and your contract was probably based/or subject to what the inspection said.

do you have his number? I was mistaken it was the buyer that did the inspection but like loanshark said the appraisal would have probably called for the same thing. The girl didnt want to split the cost, well she couldnt afford to split the cost so it's going back on the market for original asking price plus the roof price.
