I have been thinking about buying a small camp at Toledo Bend. I then got the idea that I could buy a travel trailer and leave it up there for the summer and also park it my deer lease during the winter and use it for occasional trips with the kids. What do you all think about the pros and cons of having a permanent camp versus a travel trailer?

I thought the same thing, but I can't stomach the idea of staying in something as small as a travel trailer on my trips. Especially if I invite friends or family. Just my preference.

I kinda think the same thing -that a travel trailer would be too small, I just dunno what to do.

Calls lowes marina on the texas side. they have a cottage style home in rebel ridge (has a community boat launch) listed for 59,900 being advertised on their front door. Its a nice little place and if we weren't in the middle of home shopping then i'd pick it up in a jiffy.

I have a 31' 5th wheel at Toledo. Serves it's purpose. Find a bunkhouse for more sleeping options

Heres the deal, if you own a camp/lot, you have upkeep all year, not bad if you have the time. If you have a TT, and rent the lot, they mow the grass, so all you have is the TT to care for. Lots of advantages of having your own place, privacy etc, but its gonna end up being your choice.

One thing to consider, when you buy camp you are really just exchanging cash for property and it is doubtful you will take much of a loss, if any, on a small camp on Toledo. On the other hand, the TT is going to depreciate....then again, it costs a lot less too. |

I had an 18' Mighty Lite camper for close to 7 years at Turtle Beach. The max was 3 people and movements had to be coordinated. Some travel trailers have multiple slides so they have lots of room. We found a camp 1.5 years ago and love it. I work 14/14 so I can get up there often. I can see us moving up there in a few years. I never left my boat at the camper, but i have left it at the camp since we're on a dead end road and neighbor two camps down lives there.

I have a listing for my buddies camp on here. I think its Arnolds cove, its south of Big Bass and North of Pirates Cove, but I do know he's in a protected cove with a launch and its good fishing there and nearby

Why are some of the camps up there on leased property (payments seem to be about 125.00 a month) while other camps are on property the owner owns outright. I see some pretty nice camps on leased property, who is the leasor if I am leasing, is it Sabine Authority or something?

I'd actually prefer to have a camp on Grand Isle but I live in Deridder and probably would not get over there nearly as much.

I had property and camp on Toledo Bend until I sold it last year and uncle same situation.
1. How many times you use it versus cost of ownership (property taxes, insurance, electricity, gas/propane, water) 2. Cost of upkeep especially summer cutting grass weekly. Toledo Bend 4 hours one way for me and long way to go. If I lived closer to Toledo Bend then it would not be as big of a deal. Then up keep on the house, someone breaks in 4 hours to go immediately to repair door damage, tree falls on place same thing. 3. I got a real good price for my place after improvements and don't look back selling it. Uncle did the same thing due to if you look at usage versus cost it didn't add up. 4. Took away from fishing time when I would go to Toledo Bend which is another reason why I was glad to sell it. My uncle and I both had camps at Toledo Bend and we found cheaper to just get a trailer and pay a park monthly rental fee. |

Get you a travel trailer and park it at a site that has small cabins for rent.
When you have a lot of company put them in a cabin and still have some peace and quiet. |

A lot of people lease or rent property for their camper so they don't have to take care of property. I believe you will find that all this property is privately owned, not Authorities property.
I do have a friend has a camper sleeps 6 or 8, for sale for good price located at Walkers Landing, which is lease/rental property. Let me know if your interested, I think it is less than 5K for trailer, which was a Rita trailer. Located in one of the best fishing areas on the lake. I own my place cost on average $200-300/month with all utilities, taxes, and water. Then I mow grass quite regular since I don't want a shabby looking yard. Love having my own place. |
