Default Palermo Development??

Has anyone here used Tony Palermo to build their house? If so Im looking for feedback. Im buying some land from him and hes offering basically a turn key deal to build on the property. You can PM me if need be

IMO he's a crook. plain and simple. a very greedy man. will never have anything to do with him or his business. That goes for his piss poor brother, Joe. Both of them have a special place in hell when the time comes.

Where you buying? Ask the board the suggest some builders. You'll get good referrals

theres several reputable builders in there area for turnkey jobs or if you feel like saving alot of money you can sub it out.... I saved around $75000 doing my own and if you see things you want to do differently or custom it dont run into as much extra money.

I have a list of guys if you need some references

I want to contract it out my self and do alot of work my self. the only problem is everywhere i have looked wants 20% down for a construction loan. i dont have that much equity in my house im currenty in and dang sure dont have that much saved up. i had this house im currently in built by the developer turn key with zero down. thats kinda the reason i was considering palermo since im buying the land from him anyway. he says he can get 95% financed which was sounding good to me. If if comes down to it ill just have to buy the land and sit on it a while or come across someone who will do a construction loan for better than 20% down.

you need to talk to a few lenders to see about financing options because if you build a house yourself (subbing out some work) you should be able to build it and end up with enough equity to off set the 20% down....

Juice the numbers for the bank and find another lender that will give u 90% of APPRAISED value not 80% of COST
