Do you have a digital multimeter? I can't be in the Bluff for the next couple of days but could walk you through troubleshooting

Drain the tank first and make sure it isn't full of sediment. Will have to drain to change element anyways. Can you access the tank easily??

Guess he didnt want the help? Drain first. Hose attaches at the bottom. Look for "gunk". Then go to elwments.
If I remember right, you dont want the elements heating with no watwr in the tank |

You can change the element without draining the water...just bleed the pressure off the tank then close the bleed. You will only loose a cup or so of water....just have a towel and other element ready to go in.

Ok guys. thanks. I don't have a meter and even if I did I wouldn't know how to use it. The tank is in my attic so it is fairly easy to get to and i have good access all around it.
