$20 is a steal..... i wouldn't bother going further than that. Do you need a driveway culvert or culvert across the whole property line?

No just on one side for the drive way. The minimum allowed by jeff davis parish is 20ft.

If you ever plan on building and having a 2 car driveway I would go at least 30'. That gives you room for a 24' driveway and a little extra on both sides. It also helps if you need to back in a trailer or boat.

Just to give you a price point, 24" Black Corrugated pipe is about $17-$18/ft. Gets a lot cheaper as you go down in size. I think 18" was around $12/ft.

Did you check on permits? Power pol might need to be permitted as well as sewer. U might need construction permit too. Lafayette has all kind of regs. Even for the trailor.
Good luck I'm looking at moveing on to a boat and can't find any regs for livabord except coast guard. I hope it's nothing near what you have to do.

i just paid 6000 for 12" RCP x 50' long to be installed so we can get into a job site. it also included installation, 4 14yard loads of sand and 2 14 yard loads of limestone , also removed the old broken culvert

Quick question what did your boat apace for? And how long did you live in it before you decided to move onto land.

I wouldn't pay more than appraisal either, just stay persistent and if they want to really sell they will realize its gonna be hard to get someone to pay more than something's worth

But also you can order a second appraisal , I have received crummy appraisals where they messed up on comps etc and requested a second one which was more accurate . Not entirely sure of your situation though

Going off of what other land in the area has sold for its roughly worth about 9k per acre... they are asking for about 12k per acre... and almost 1 full acre of it isn't usable. bc of a huge gully on the west side of the land. Levee to levee is about 30ft wide... and runs the entire property. and then on the other side of the land theres a pipeline... and I can only build 25ft away from it... so technically im only buying maybe 2 acres of usable land.

Not sure where your land is... I paid about $11,000/acre in the Prairie Crossing Subdivision over on Hwy 101 just west of Woodlawn. That was in 2008.
