What is the going rate for marsh?

An opportunity has come up for me to buy a section and I was wondering if anybody had an idea of what the fair market value per acre would be?

I just bought some recently, one section apraised for $350 an acre, the other for $500.

If I remember correctly, the original selling price for all the Amoco marsh 15 +/- years was between $200-250/acre

Is any of the quoted land accessible by vehicle?

True, but you had to buy the whole package and that was like what 35,000 acres.

I can't see the reason for buying marsh land..... I mean it's marsh.... It's gonna possibly b gone soon..... A long term lease is a better option.....
But if u can get some solid ground with marsh on , in or around it it would b Kool to have as family land.

Dink made a great point. If it's accessible by land that's a bonus.
If it water only then u gonna wanna gate all the entrances....
Just seems like a headache to own marsh......
And everytime I've seen marshland available it's thousands of acres..... Never seen less than 10,000.

Another thing, check your right of way to get to the land,Sometimes it aint easy to get to all your land without crossing someone else.
