Calcasieu parish taxes
 
Got my tax notice yesterday. Am I the only one who noticed that they have almost tripled??? Been the same for last 4 years then all of a sudden I get hit with this. Just curious if anyone has any insight as to why. Property value and homestead still the same

I got a bill for over 900 dollars and I just bought my house in July. Something is way wrong!!

My taxes run about a $1K a year. Sure hope mine haven't tripled. Uughhhhh.

According to my notice my property value is the same. I fixin to call and see if I can at least get some kind of answer

Thats exactly what i was told. My assesment went up about 60 grand. I figured I didn't have a chance but at least I know why now. What a nice early Xmas present!!!!

I feel for y'all. Not a single tax levy went down to defeat in Colorado this year.

One thing that has been successful for us in the past in other states is challenging the county's assessment with independent appraisals. If you've refinanced lately, you may already have the appraisal completed. If not, it still might be worth a few hundred dollars for an independent appraisal.

However, get some local advice to see how likely this is to reduce your taxes before hiring an appraiser. It's worked for us every time in the past because the county does not put much effort into estimating property values and does not bother to argue with independent appraisals. Appraisals that are good enough for a bank to loan money against usually hold water for other legal purposes also.

Is it a value or rate increase that is the cause? I never paid attention when living in LC because it wasn't enough to matter. Since I moved to Texas, I watch it much closer. My property taxes are right at $8k/year. The values do fluctuate annually and we can debate the county assessment. I have done so 3 times in 10 years and won each time by pulling some comps of nearby homes that sold in recent months and using the price/sq ft and comparing the actual sales to the county assessment. The county assessed values over here are usually very much over inflated from reality.
