Buying and moving onto Land.
 
I am looking at buying a peice of land to move my mobile home I have now onto. I found a peice of land. It won't need any clearing, but it will need a culvert, driveway, electric pole, plumbing hooked up and septic system. As anyone done any of those thing recently that could give me a ball park price and getting the it all setup. Asking from someone's personal experience. .. or if you do any of these things and wanna offer some assistance I'll gladly take it. Lol

Sounds great thanks... I'll probably do the plumbing myself... can't do electric and a drive way may have to wait... but ill forsure need a culvert

I know that in rapides parish the parish will install a culvert for you as long as you buy the culvert pipe. It may be different where you are but its worth a phone call to check bro. Call your parish hwy dptmt and let em know you need a culvert installed. My buddy had that done up here and they supplied the equipment and dirt at no charge. Worth a shot buddy.

I know in LC they passed a law that you have to use new culverts. It was hard to get them to ok the used ones I had that were only 4 years old and hardly driven over. Trust the new ones are not cheap especially of you need a wide one. I know over here I think there is a 12 ft minimum.

you need to call DPW and see what size culvert they require, also if its a state hwy you most likely need a special permit. for your driveway concrete is ideal . not sure if you have access to tractor or bobcat to do the grading work yourself but you can form it yourself and just hire someone to pour it. also make sure you bury a few 3" conduits under the driveway so you can run stuff at a later date if needed. need to check if your parish requires a slab under trailer, or if just a dirt pad is ok, also need to check the minimum elevation required by fema so you know how much to budget for dirt/ slab height

they often do this so its done by their requirements and its well worth the wait to let them do it or you risk them coming make you dig it up if its 3" to high or low or they want a 12" and you put in a 16".

it sounds stupid but they made my brother inlaw dig up his 16" pipe and then they came put in a 12" to replace it :spineyes: and not one guy there said itmade any sense to them either but the rules are the rules.

following regulations and even those secret rule changes they don't put in writing but your supposed to know about can be a beach ya know lol

They use to do in Lafourche too but they cut it out. now we have to put them in ourselves. My neighbor just put in about 60' with one catch basin and it was right at $3,000. That's for 24" oval ($$$$$$) Galvanized pipe.

It was
$300 for dirt
$500 for tractor work/installation
$150 for a "Landscape Culvert Permit"
$400 for that catch basin
The rest was for the actual culvert


In Lafourche we have 2 different permits forculverts. 1 is for a driveway up to 50 and cost $25. The other is a landscape culvert permit and that one cost $150


As far as the meter pole that's going to run you a couple hundred. After you install it the Electric company will come by to make sure it's installed properly. Look on their website and they should have a schematic on how the meter pole be installed.

you need to call the Jeff Davis Parish Police Jury. My understanding is you have to get permits and all kinds of crap. Ask for the permits dept.

I had the parish install mine. They can tell you the size pipe that you need and for $20/ft they supply the labor, equipment, and dirt.

My kids go to school in Lacassine... You won't regret that part of moving this way. Excellent school.

I think most guys charge $100 ft for everything except the culvert so $20 is a steal
